TenancyFolio

About

Document a rental property at move-in and move-out with a clear record that stays on your iPad. TenancyFolio guides you through each room so you can record condition, surfaces, issues, locations and measured details. Capture or select original photos, review every observation, then seal the move-in baseline before beginning the move-out inspection. Compare selected move-in and move-out photos with linked zoom and pan. Wide iPad windows place both phases side by side, while narrower windows stack them for a focused review. Export a readable PDF or a complete evidence ZIP containing the report, original photos, record history, checksums and seals. You choose where every export is saved. PRIVACY BY DESIGN • No account, analytics or advertising • Inspection records and photos stay on your iPad • Private records are excluded from iCloud backup • Optional photo descriptions run locally after a one-time model download Manual and guided descriptions work offline. Optional AI-generated wording remains editable and requires your review. TenancyFolio does not provide legal certification, identity verification or trusted timestamps.
