GainScout is in beta, and while I gather feedback the free allowance is temporarily bigger. Free accounts now get 5 land checks a week instead of 3, can keep 5 saved sites instead of 3, get 2 extra free reports on top of the usual one, and get one Area Scan a week, which is normally part of Pro. This is temporary. It runs until 31 December 2026, and then the free tier goes back to 3 checks a week, 3 saved sites and 1 free report. Nothing you have bought is affected, and nothing is removed. Open the app and a short walkthrough explains what beta means, what the temporary allowance is, and where to send feedback. GainScout is built by one independent developer, and every message is read. A check now tells you who might buy, not only what your land is. It names the planning authority your pin sits in, and the National Character Area, because those two boundaries decide whether a development can use units from your land at full value or at a discount. It then says how much developments in that authority have actually taken from the public register of gain sites. It also reads the habitat map and the farmland grade together, to say whether there is much room to improve or little, and it warns when ground looks uncultivated or semi-natural, because improving that can need a decision from Natural England before any work starts. A saved site now says what can be surveyed this month and what is out of season. None of that changes where the answers come from. The same official sources answer, and every finding still names the source it came from and the moment it was checked. Also in this version: checks are much faster and lighter on mobile data, flood findings now say the risk is from rivers or the sea, which is what the flood zone data actually models, and the bundled register of gain sites is current to 7 September 2026.

About

GainScout is the fastest way to take a first look at whether a piece of land in England could be a candidate for Biodiversity Net Gain, the planning rule that has developers paying landowners to make land better for nature. Point the map at a field and press one button. GainScout reads the exact spot against official, public government datasets and gives you a plain-English answer in seconds, with every finding's source and the date it was checked. Nothing is estimated, nothing is invented. WHAT EVERY CHECK READS • Statutory designations: SSSI, SAC, SPA, Ramsar, national and local nature reserves • Ancient woodland and priority habitats • Agricultural land grade, with the "best and most versatile" farmland flagged • Flood risk zones • Green Belt, National Landscapes and conservation areas • The Local Nature Recovery Strategy for the area • Your buyer catchment: the planning authority and National Character Area the land sits in, the two boundaries that decide whether a development can use units from it at full value • What developments in that authority have actually taken from the public register of gain sites • Whether the habitat and the farmland grade together leave much room to improve, or little • A warning when ground looks uncultivated or semi-natural, which can need a decision from Natural England before any work starts • The registered gain sites near the land, the supply already competing nearby, and how many of them have had nothing allocated yet BUILT FOR THE JOB • Save sites and track them from "watching" to "in talks" • Add a walkover checklist that says what can be surveyed this month, plus notes and timestamped evidence photos • Create a dated, professional report with findings, sources, your photos and an OS grid reference, ready to hand to an agent, ecologist or buyer, and export it as a PDF • Works on iPhone, iPad and Mac, with your sites, reports and photos synced through your own iCloud PRO • Unlimited land checks and reports • Area Scan, to rank the most promising spots across an area • Draw your parcel, tracing a boundary for instant acreage and a spot-by-spot check • Browse every registered gain site near any land • Compare saved sites side by side FAIR TO TRY GainScout is in beta at the moment, so while feedback is coming in the free allowance is temporarily larger: five land checks a week instead of three, five saved sites instead of three, two extra free reports on top of the usual one, and one Area Scan a week, which is normally part of Pro. That runs until 31 December 2026, after which the free allowance returns to three checks a week, three saved sites and one free report. Buy reports one at a time or by the pack, or subscribe to Pro. No account, no ads, no tracking. GainScout Pro is an auto-renewing subscription, offered monthly, quarterly or yearly. Payment is taken by your Apple Account when you confirm the purchase. It renews at the same price unless you turn off auto-renew at least 24 hours before the period ends, and you can manage or cancel it any time in your Apple Account settings.
