Objekatus is your own property management in your pocket. You manage your rental properties yourself, from tenants, receipts and rent payments to the finished statement and your taxes. No management software, no account. The app is available in German, English, Turkish, Polish and Croatian; documents are created in German. Everything stays on your device and, optionally, in your private iCloud. No server, no tracking, no sharing. EVERYTHING ABOUT YOUR PROPERTIES An assistant sets up your first property with units, usage and tenants. Record receipts by photo, as PDF or e-invoice (XRechnung, ZUGFeRD), straight from Mail via "Share" or by dragging on iPad. Objekatus reads amount, date, supplier and invoice number, warns about duplicate invoices and reminds you of missing receipts. In landscape on iPad and iPhone Duo the receipt stays next to the form. RENT PAYMENTS AT A GLANCE See every month which rents have arrived and book open monthly rents in one go. For long-standing tenants the rent account starts on a reference date. A widget shows open rents. Or import your bank statement (CAMT.053 or CSV, beta): Objekatus matches payments to tenants locally and takes over outgoing payments as receipts. Only what you confirm is recorded. TRANSPARENT OPERATING-COST STATEMENTS Allocate costs by living area, occupants, consumption, units or co-ownership share; single invoices can also go directly to one unit, with a transparent formula for every line. Heating costs and the CO2 share come from your metering service. Afterwards Objekatus suggests a new advance payment per tenant and creates the letter. If you like, the statement shows the previous year per line, and you track your tenants' objections with their deadline. TAXES AND KEY FIGURES Objekatus prepares the German Anlage V tax schedule from your income and expenses, with a depreciation plan and spreading under § 82b. For your tax advisor there is a package with all receipts. Per property you see yield, costs per m², vacancy and cash flow. For loans you see the remaining balance at the end of the fixed-rate period. RENT, DUNNING, NOTICES Rent increases, index and stepped rent including a ready-made letter. Payment reminders and dunning letters with deadlines and default interest as PDF. Notices to one or all tenants of a building, for example about a meter reading. When re-letting, Objekatus checks rent control (Mietpreisbremse) and creates the required disclosure. Add deadlines to your calendar if you like. MOVE-IN AND MOVE-OUT Confirmation of the tenant's notice with the statutory period, landlord's confirmation for registration, leases signed on the device, handover protocols room by room compared with move-in, deposit settlement and a rent clearance certificate. OWN UNIT, CONDOMINIUM, DIFFERENT LANDLORD Mark units as owner-occupied, provided rent-free or owned by a co-owner: Objekatus allocates the house costs across all units and reduces the non-deductible share in the Anlage V. Split the HOA (WEG) annual statement of a condominium into apportionable, deductible and reserve. If a property has several owners, Objekatus splits the Anlage V by share and the letters name all owners. If it belongs to someone else, its letters carry that sender. ONE SUBSCRIPTION FOR YOUR WHOLE PORTFOLIO Properties, tenants, payments and receipts are free to record, and the sample data lets you try everything, with a tour through every area. For the Overview, statements, exports, the Anlage V, key figures and the letters you unlock your portfolio with a subscription.
